Answer:  You need to know the true severity of the defects.  Some problems are cosmetic while others are significant.

Answer:  People say "love is blind".  This is why you need an unbiased Engineer inspect the home, condo, or co-op.  As a first time homebuyer, you may not realize the severity of a defect.  The expense analysis helps put problems in perspective.

It is easy to say that a deficiency is small or does not matter much.  Many first time homebuyers expect a parent or relative will help them out.  For small things, that may work out.  For larger things, you may have to pay for repairs.  Nobody likes unexpected costly repairs.

Some defects are difficult or expensive to repair.  It is better to know before you buy.  And be careful about choosing a cheap home inspector as a way of keeping expenses down.

Answer:  There are many considerations in deciding who should inspect the home, the most important of which is are you hiring a Licensed Engineer.  You should also consider how long the home inspector has been in business.

You do not want someone who is here today and gone tomorrow.  Look at whether you are hiring a full-time company, or someone who does inspections as a spare-time hobby.

Always ask if you are getting a Licensed Engineer to perform the home inspection.  You expect to be living in the home for years, so do not skimp on the inspection.  Choosing a non-Engineer can be a mistake.

Answer:  When real estate is sold AS IS, it may mean there are serious problems wrapped up in the as is label.  AS IS is a home buying trap you do not want to be caught in.  The Engineer tells you what AS IS really is.

AS IS has killed the joy of moving to a new home.  Do not be caught by the AS IS home buying trap waiting to ensnare you.

There are no do-overs in home buying.  Buying an AS IS house can be both a personal and a financial burden on you and your family.

Have an Engineer tell you, in the inspection report with an expense analysis, what AS IS really means.

If the Inspector misses something, can I sue him?Question:  If the Inspector misses something, can I sue him?

Answer:  If you are choosing an inspector based on possibly suing for a perceived mistake, do not expect a good inspection.  The choice of inspector should be made based on the quality of services offered.

In the State of New York, it is difficult to successfully sue someone who performs a pre-purchase inspection.  The laws in New York recognize that there are many inaccessible and unobservable areas in a home, conditions change following an inspection, etc.  State of New York law recognizes that a person performing pre-purchase inspections is providing his best professional judgment based on what is visible at the time of the inspection.

Proving that an inspector made an error is extremely difficult.  Pre-purchase inspection contracts limit liability to the fee paid for the inspection, so even if you win all you do is get your money back.  Choose an Engineer based on the quality of services offered.

Answer:  If the person is a Professional Engineer, and is experienced in pre-purchase home inspection, then their services might be fine.

In the State of New York, you can verify online that you are really hiring a Professional Engineer.  Some inspection firms give you the idea they are sending an Engineer, but instead send a non-Engineer.
